Our edge

Built by an adjuster who worked the other side.

Before founding NYC Public Adjusting, our adjuster spent years handling property claims — fire, water, roof, storm, and more — from inside the carrier's process. We know how insurers decide what to pay. Now that knowledge works for you.

Inside knowledge

We've seen how carriers inspect a loss, set reserves, and decide what to pay — so we know where claims get shorted.

Thorough documentation

We document and value the full loss the way the carrier's own process demands, and build the claim to support every dollar.

No recovery, no fee

We work on contingency, regulated by NY DFS — you pay only if we recover on your claim.

What the record shows

Independent facts — not our claims

Here's what government studies and regulators say about property claims and representation.

State government review of 61,000+ property claims

Typical claim payments were $9,379 with a public adjuster vs. $1,391 without in non-catastrophe property claims, in a state review comparing represented and unrepresented policyholders.

Federal · New York

After Superstorm Sandy, a federal claims review paid over $258 million in additional money to more than 15,000 flood-insurance policyholders — most in New York and New Jersey — after litigation in New York federal court revealed damage reports had been altered to reduce payments.

About the firm

Built to fight for New York property owners

NYC Public Adjusting is a licensed New York firm. We represent policyholders — never insurance companies — on fire, water, roof, storm, and other property damage claims throughout the five boroughs and Long Island.

Our adjuster spent years handling property claims from inside the carrier's process, so we know how insurers inspect, reserve, and decide what to pay. We put that to work for you: documenting losses thoroughly, knowing what your policy actually owes, and refusing to accept the first offer. And because we're full service, we bring our own trusted vendors from emergency mitigation through final repairs.

The result: you handle one phone call. We handle the claim.

Timing matters

The first days decide the claim

No countdown clocks, no pressure — just how claims actually work. Early documentation is the difference between what happened and what gets paid.

Notice deadlines are real

Most policies require prompt notice of a loss. Delay alone can complicate coverage — the clock starts at the damage, not when you get around to it.

Evidence degrades fast

Water migrates, mold can begin within 24–48 hours, smoke residue etches surfaces — and repairs made before documentation erase the proof.

The carrier's file forms early

Reserves and first impressions get set in the first days. What's missing from the early record rarely gets paid later.

Don't close doors

Don't discard damaged property, don't sign off on scope, and don't accept a first offer before an independent review.

Common questions

What property owners ask us

What does a public adjuster do?
A public adjuster is a licensed insurance professional who works for you — the policyholder — not the insurance company. We inspect the damage, read your policy, document and value the full loss, prepare and file the claim, and negotiate directly with your carrier so you recover everything you're owed.
How are you different from the insurance company's adjuster?
The carrier's adjuster is paid by the insurer and works to protect the insurer's bottom line. We're hired by and accountable to you, and we represent only your interests throughout the entire claim.
How much does a public adjuster cost in New York?
We work on a contingency basis — a percentage of what we recover, with no upfront cost. You don't pay unless we recover money on your claim, and our fees are regulated by the New York State Department of Financial Services. We'll walk you through the terms before you sign anything.
Is there any cost to have you review my claim?
No. The initial claim review is free and there's no obligation. If we don't think we can add value to your claim, we'll tell you straight.
When should I call — before or after I file?
As early as possible. Calling before you file — or right after a loss — lets us document everything correctly from day one. But it's never too late: we can step in at any stage of an open claim.
Can you help if I've already filed or already received an offer?
Yes. We can take over an open claim, prepare a supplement when the carrier's offer is too low, or re-open a claim that was underpaid or closed.
My claim was denied or underpaid. Can you still help?
Often, yes. A denial or a low offer is not always the end of the road. Denied and underpaid claims can frequently be re-documented and re-negotiated when the loss is supported by the policy language — we'll review yours and tell you honestly whether it's worth pursuing.
What types of property damage do you handle?
Fire and smoke, water and leaks, pipe bursts and sewer backups, roof and structural damage, wind and storm damage, mold, vandalism, and more — for both homes and businesses.
Do you handle residential and commercial claims?
Both. We represent homeowners, landlords, co-ops, condos, and commercial property owners on fire, water, roof, storm, and other property damage claims throughout New York City.
Will hiring a public adjuster raise my insurance premium?
Using a public adjuster doesn't by itself change your premium. Rates are set by your insurer based on factors like claims history and risk, which we don't control. What we can do is make sure a claim you're already filing is documented and paid fully and fairly.
How long does a claim take?
It depends on the size and complexity of the loss and how quickly your carrier responds — some resolve in a few weeks, others take longer. We work to keep things moving and keep you updated throughout.
Do I have to use your contractors or vendors?
No. Because we're full service, we can bring our own trusted vendors for emergency mitigation and repairs if you'd like — but the choice is always yours.
What makes your firm different?
Our adjuster spent years handling property claims from inside the carrier's process, so we know how insurers inspect losses, set reserves, and decide what to pay. We put that knowledge to work on your side of the table.
What areas do you serve?
All five boroughs — Manhattan, Brooklyn, Queens, the Bronx, and Staten Island — plus Long Island: Nassau County and Suffolk County west of the William Floyd Parkway.
Are public adjusters licensed in New York?
Yes. Public adjusters in New York are licensed and regulated by the New York State Department of Financial Services (DFS).
